The new housing and commercial complex is situated on one of the main thoroughfare leading to the central part of Sofia. According to the architectural solution there will be one-family houses, housing buildings of the apartment type, shops, not a large sports centre with a swimming pool and buildings for office and commercial purposes. In the complex, buildings will be erected totaling to about 45,000 square meters of spread built-up area. Immediately next to the complex there are large sports facilities with tennis courts and in the complex itself domed sports and entertainment facilities and a swimming pool are constructed.
The complex has new infrastructure. Buildings and road communications are being built at the same time. By the end of 2004 gasification of the whole area is envisaged. The real estate properties are equipped with Signal and Security Equipment. Guards are protecting the complex as well. Construction is compliant with modern requirements; the newest construction materials and technologies, approved as European best practice, are used
The first phase of this large-scale investment project has been already realized – a neighbourhood with 16 one-family houses totaling to about 5,300 square meters of spread built-up area. In this neighbourhood the houses are divided by groups and are erected in rows. Each house totals to about 300 square meters of spread built-up area and has a small yard. With this neighbourhood we offered to Bulgarian customers a new style of living – in a one-family house, urban type – and despite the fact that houses in rows are commonly built in Western Europe, this practice is new to Sofia. Nevertheless, this type of construction was well accepted on the market and all houses in the neighbourhood were sold and already inhabited by their lucky owners. In this neighbourhood, as well as in all future neighbourhoods in that area we offer modern construction by using the newest and fashionable construction materials and technologies.
Since the beginning of 2003 the construction of another neighbourhood with another 25 one-family houses is under way. These houses are randomly grouped with yard area of 500 to 850 square maters. We have offered to the Bulgarian market a completely new approach towards the client, by giving him the opportunity to control the construction process from conceptual design to completion of the house. The company provides the site, pertaining infrastructure, design of the complex, and turn-key construction of the house. Several architects are involved in the design of the complex which allows each house to have a unique architectural appearance that by all means is compliant with the requirements of its future owner. By the end of the year this neighbourhood will be completed.
The construction of the other two neighbourhoods in the complex continues. Two office buildings have been constructed and handed over to customers there already. Another one is envisaged to be built.
Since May 2004 we have commenced the construction of buildings, apartment type. Small houses, as well as apartments of more luxurious type with spacious living rooms and 2-3 bedrooms have been designed. At the same time the sports facilities of the complex are built, as well as the pertaining shops.
The following services shall be provided in the housing complex against a monthly fare: - Usage of sports facilities;- Maintenance and cleaning of the shared areas in the buildings and of the green areas. - Weekly or monthly cleaning of houses;- Guards.
