Here you will find some information on how to buy a property in Crete. Firstly it is important to find the right location for you and then once this is establish we will work with you to find your property in Crete. Buying a property is quite straight forward and once you find the house your dream home or investment you will then need to follow these basic steps, our local offices will look after you every step of the way.

It is important that you appoint a lawyer to assist with obtaining the documents from the seller and also to deal with the land registry etc. Normally your estate agent can recommend a lawyer that speaks your language but you can of course choose your own. Your lawyers will normally be responsible to carry out searches to ensure that no debts are lodged on the property and that any mortgages are settled. At this stage the layer will also check that the property is legal and that all building work was carried out in accordance with local laws.

In most European countries it is necessary to sign all documents relating to the purchase or sale of a property at an official Notary office. These Notaries do not represent the buyer or the seller but are there to ensure that the documents are in order and that the person selling (or signing for the seller) and the persons buying (or those signing for the buyer) has the right to do so. The Notary will stamp and sign all documents relating to the purchase.
There are various tax issues that need to be followed and the first being an application for a tax registry number on behalf of the buyer. This will be issued by the Inland Revenue Service.

A transfer tax will need to be paid to the Inland Revenue Service by the buyer prior to the signing of contract. Properties above 15,000 Euros carry a tax of 9% but can increase to 11% when the local facilities are of a higher standard and a municipality tax of 3% has to be paid.
After signing a copy of the documents will be sent to the land registry for entry in to the records so that the new buyer is registered as the owner.

- Notary Fees 1.3% of the declared value of the property
- Lawyers Feed between 1-2% of the purchase price
- Transfer Tax normally between 9 – 11%

- Other charges may apply depending on the area and if you require a mortgage
